I have this EXACT same issue. Also a 2018. I have no clue what it is. Its like the film underneath the glass portion is breaking down.

Well add me and my 2018 2dr to the club, and give me credit for searching before posting a new thread. I assume being 6 yrs old and past 36kmiles, there's no recourse thru Jeep corp. Has anyone bothered to replace their rear view mirror yet? Curious what p/n is needed, how much it costs, and how difficult the fix will be.

Just doing a quick search from a supporting vendor of this site, the mirrors without all the electric and auto-dimming options are pretty cheap...$35?

My left over New 2023 JT had mirror delam too (didn't notice it until I had it home for a few days)
The dealer gave me the runaround for a while, even saying I may have caused it somehow. However, I showed them this post and I finally got it fixed.

It is super easy to replace. I ordered a new mirror and replaces it myself. You need no tools. the mirror itself rotates 90 degrees in its position and then will drop out. you will have to use a bit of force. It is designed this way anyway for when the windshield is lowered. Mirror was like $40.

We have a mirror in the house that was made more than 100 years ago. Of course, Jeep didn't make it.
