We left San Diego six years ago. - feed up with the traffic and crowds. Bought in Dammeron Valley which is 15 miles up hill from St George. I love it - here it’s all about the outdoors, livestock and game. Deer are everywhere. On my 5th Jeep.

I’ve loosely looked for land that way. Any suggestions for areas? I looked in several spots and Enterprise looked interesting.

Pine Valley is still affordable and another 100‘ in elevation so much cooler in the summer - and they have a real winter with snow. The other option is to go south of the Gorge in Beaver Dam. Very very affordable

Enterprise is pretty far in the country. Not much out there. I think you have to go to Cedar City if you need stuff. Cedar City is a nice small town with everything you need. Even get to see a few fundamentalists occasionally.

Just went through this ourselves. Wanted to live in Hurricane where we were renting but prices in Hurricane, La Verkin, Toquerville, Washington and St. George are all in stupidville. In Toquerville $200k will get you a .46 acre LOT in a new subdivision... yes, just the land. Enterprise and Central are still reasonable but you are out there. We bought two .5 acre lots for $56k and $53k in Old Irontown which is 30 mins outside Cedar City due West on highway 56. It's a small community with a private well system and it's very pretty. Sunsets out here are gorgeous and it's quiet and peaceful. Still lots available out here.
Land in Cedar City is starting to creep up. I think around $130k for under .5 acres. You will also get a straight up 4 seasons in Cedar and the surrounding areas. You go from 3000 ft above sea level in St. George to 6000 feet just heading north 45 mins up to Cedar.
Typically Cedar runs around 10 to 15 degrees cooler that St. George in the summer.

You will see a heck of a lot more than just a few fundamentalists in Cedar. Without fail, every single time I go into Cedar I see multiple families of them. Another area to consider is Apple Valley but the farther you go out that way the less there is and the more FLDS you will see. Then you will hit Colorado City and that is straight up FLDS cult where the leader is in prison and the church is still used. Understand that Polygamy is VERY real and VERY much alive here in UT.

Polygamy is the dumbest thing I’ve ever heard of. I don’t even want one wife let alone multiple.

So things have been sped up. I have now decided to move to St George on August 1st. Decided to sell everything I just bought a year ago and start all over instead of towing everything. I found a casita to live in which is going to save me over $1000/month compared to my current situation. My rent with all utilizes and internet will only be $1100/month. That frees up so much cash and reduces the stress of starting a new business. I will be only 10 minutes from Sand Hollow. Only real issue is no covered parking or garage so I will have to be really diligent with upkeep. Thinking of ceramic coating before I leave.

Are you living in Dixie Springs? That casita deal is awesome and yes, the sun here is brutal on anything left under it. Keep up with waxing and protecting the rubber seal at the front of your freedom panels.

The casita is in a neighborhood off of Mall Drive. Pretty quick drive to Sand Hollow.

I decided to move things forward even more. My coaching responsibilities are done this Thursday so I'm going to head out on Friday or Saturday. Sold all my furniture so I wouldn't have to tow a trailer.

We'll practically be neighbors. I'm just 45 miles north on I-15. PM me if you want. I know a few interesting local trails. Hog Canyon by Kanab; Barracks trail between Mt. Carmel Junction and Corral Pink sand dunes; Poverty Flats trail east of Zion's National Park, etc.
