I know 2020s are out, but just as an exercise i’m filling out the 2019 spreadsheet. Did I do this correctly and is there really that much of a difference between dealer invoice and MSRP? Should I be expecting 5% to 8% off of the invoice number if I had ordered it. Seems too good to be true. Any help is appreciated. See attached photo

Invoice on a vehicle is around 4.5% under MSRP, while invoice on options is closer to 11%. The greater the vehicle cost/more options added, the greater the percentage difference between FWP (invoice) and MSRP.
Additionally, 8% under invoice has been achievable for quite a while, but not in AZ. It's common in Idaho (financing dependent) and pretty widespread in MD/VA, with 5-7% fairly common across the country. Use the forum wisely and save thousands of dollars (albeit with a bit of travel).

I think the idea is you type in the invoice price for each option - where you are typing in 1.
