The most important thing this thread has missed is the ability to sell your primary residence with no tax on the gain in value. If you buy fixer-uppers or build using you own sweat equity you can sell every 5 years and reinvest the profit in a new property and do it over again. After 2-3 flips you should have your house mortgage free. IMO you must have a mortgage free house to enjoy retirement.

Is a house really an investment?
It can be, under the right circumstances. A co-worker of mine bought a house in 2020 that he says is 5 minutes from the entrance to Disneyworld. He lives in Missouri and bought it to rent out for $350/night to Orlando area vacationers. He told me yesterday that business is booming.

Back in 2020, he paid $350,000 for it. He said he's been offered as much as $650,000 for it this year but he doesn't want to sell.

yes, it's an investment especially these days where everything the inflation is high. you can also make it as an asset.

Perhaps a conclusion that most of us can agree on is that real estate is a better financial investment than a car - even a Jeep.
